What the numbers actually say

Purchase price isn't profit.

Every land course on the internet shows you two numbers: what they paid, and what they sold for. What they leave out is everything that happened in between.

Here's one of mine, all the way through.

That's a good deal. It's also about $36,000 — not the $83,000 spread a guru would have put on a billboard.

Every project below is broken down the same way. What I paid. What I did. What the work actually cost me. How long I carried it. What it cost to sell. What was left.

Two of these I'm not putting a bottom line on, because the money moved in ways I can't sum up in one number honestly. I'll show you the structure instead and tell you exactly why.

The pattern

These weren't five versions of the same flip.

#1 needed everything built, so I built everything.

#2 was two lots bought together, where the smaller finished one outsold the bigger raw one nearly two to one.

#3 didn't need a discount. It needed the unknowns priced and removed.

#4 was 249 acres where I improved only the part that mattered, kept the timber classification through the split, and where owning the machine was worth $30,000.

#5 wasn't about the land. It was about the power sitting on it.

Four different ways to pay for them: seller carry, seller carry, credit union, seller carry, and one bought with cash and borrowed against afterward. How you finance a deal is part of the deal, not an afterthought.

And Projects #2 through #5 all came off the MLS. There was no secret inventory. There was just knowing what the dirt would take.

These are actual projects from my own portfolio, all in Idaho. Figures are approximate and drawn from my records — I've rounded rather than pretending to remember every dollar. They exclude closing and title costs and are before income tax. Two projects show no final result because the numbers can't be summed honestly without accounting I haven't completed; I've said so on each rather than publishing a figure I can't stand behind. Tax classification, subdivision, easement, and recapture rules are state-specific and vary by county — what worked in Idaho may not apply where you are.
